A garden suspended above the medieval walls, from which Lake Trasimeno opens up in silence before you: this is the heart of Incanto del Trasimeno, an apartment in the historic centre of Castiglione del Lago. On the second floor of a period building, the apartment unfolds across bright, spacious rooms — a living area with sofas and TV, a fully equipped kitchen, three bedrooms with different configurations — able to welcome up to six guests without the home ever feeling crowded. Terracotta floors and windows overlooking the lake and the village bring the character of old Umbrian homes to life, while every modern comfort is close at hand: air conditioning throughout, independent heating, a main bathroom with shower and a smaller second bathroom. The bedrooms look out over the historic centre from different angles: one double room, one that can be set up as a double or twin, and another with a double sofa bed. The kitchen — with oven, hob, coffee machine and everything you need — makes the apartment feel like a home of your own, not a hotel room. But it is the private garden where time truly slows down: secluded, quiet, overlooking the lake, it is the perfect place for a morning breakfast or an evening spent listening to the wind over Trasimeno. All around, within walking distance: the castle, the lakeside promenade, the squares, the restaurants, the silent alleyways. By car: Perugia, Assisi, Arezzo, Siena, Orvieto — the very best of central Italy, all within an hour. Incanto del Trasimeno is made for those who seek a balance between discovery and stillness, in one of Umbria’s least crowded and most authentic corners.

We are retired between Rome and Umbria, with a passion for tranquillity, villages, the lake and everything these places have to tell — history, art, flavours, authentic atmospheres that mass tourism has not yet touched. This house, overlooking the walls and the lake where we grew up, is for us much more than an apartment: it is the most natural way to stay connected to a place we love deeply. And as often happens in families, between children, grandchildren and their dogs and cats, the house is never quiet for long — and truth be told, we wouldn’t have it any other way!

Castiglione del Lago stands on a promontory overlooking Lake Trasimeno, suspended between Umbria and Tuscany as if it belongs entirely to neither. It is one of those villages best understood on foot, wandering through it without hurry: the medieval walls, the Rocca del Leone, the Palazzo della Corgna, the lakeside promenade, the squares, the wine bars, the silent alleyways. Everything is within walking distance of the apartment. The lake is a landscape that never stops changing: at dawn, at dusk, in summer and in winter, it always offers something different. The islands — Isola Maggiore and Isola Polvese — are reachable by boat and offer a quiet that is hard to find elsewhere. Around Trasimeno, villages such as Panicale, Paciano and Città della Pieve still move at a slow pace, and the small town of Mugnano surprises with its murals scattered through the alleyways. The area comes alive throughout the year with events deeply rooted in local tradition: the “Festa del Tulipano” in spring and the “Luci sul Trasimeno” in winter, when the largest Christmas tree on water in the world transforms the lake into something magical and almost unreal. Towards Tuscany, the Val d’Orcia is just a short drive away: Montepulciano, Pienza, Bagno Vignoni, San Casciano dei Bagni — landscapes, wines and thermal baths that need no introduction. Towards Umbria, Perugia, Assisi, Spoleto and Orvieto tell a thousand-year-old story at every bend in the road. For those seeking something less known, destinations such as Scarzuola, Civita di Bagnoregio or the fortress of San Leo hold surprises that are hard to forget. From Castiglione del Lago, the journey begins. Where to go is decided day by day.
